Owners often start by self-managing their property, and run into issues: they’re answering guest calls at 11pm at night, dealing with unreliable cleaners, and generally feeling overwhelmed. Where do you manage properties?
  • We manage properties throughout Virginia and West Virginia. See the map of all of our current rental properties here.
  • In Virginia, we operate up and down the Shenandoah Valley – from Winchester in the north down to Staunton in the south, and including in and around Front Royal, Luray, Shenandoah, Mount Jackson, Basye / Bryce Resort, and Massanutten.
  • In West Virginia, we operate throughout the eastern half of the state – including in and around Berkeley Springs, Harpers Ferry, Lost River, Canaan Valley, Terra Alta, Seneca Rocks, and New River Gorge.
  • All this said, our team is able to travel within a large radius of these towns – and we’ve had a lot of success hiring cleaners in new small markets. We’re confident we can successfully manage any rental cabins and cottages anywhere in West Virginia or Virginia.
Do you only manage rental cabins, or other types of properties too?
We manage vacation rentals in small towns in Virginia and West Virginia. While most of our properties are rental cabins, we also own and manage rental cottages/houses, tiny homes, and glamping domes/yurts.
I’m already using another property manager, and we have many reservations in the future. I don’t want to lose those bookings. What happens if we decide to switch to you?
  • We’ve transitioned many rental properties from other property managers to Blue Maple. After you speak with us and you’re confident you want to make the switch, please connect us via email with your existing manager and we’ll handle everything so you don’t need to worry.
  • Oftentimes, we find that previous property managers misprice their properties – and they have future bookings that are well below what the property should do (especially during the summer and around holidays). If that’s the case, we’ll work with you to determine which reservations you’d like us to cancel and rebook at a higher rate. We’re able to transition any or all reservations already on the books to our process, and ensure the guests have a great experience and we don’t miss a beat.
What are your fees?
  • In our markets, the typical vacation rental property management fee is 20 to 35% of rental revenue. We charge 25%.
  • Beyond the property’s nightly rental rate, guests are responsible for paying for cleaning and booking fees, as well as sales taxes, but this is not charged to you and is separately collected from the guest. We do not charge a management fee on these guest fees/taxes (some other property managers do, and we don’t think that’s right or fair to you!)
  • In the owner financial statement you’ll receive from us each month, we will explicitly detail your management fee and any repair/maintenance expenses your property has incurred each month. We try to be as transparent as possible with how we’re operating your property.
We don’t own a cabin yet, but we’re looking. Can you help me buy one?
  • Yes! We know many of the best Realtors in our markets, and are happy to introduce you to one who can help you buy your ideal cabin or cottage. We do not make any money from these introductions; we’re only introducing you to the best.
  • Once you’re under contract please let us know, and we can help you start to design and furnish your future rental.
You said you own rental properties. Are you interested in buying my cabin?

Potentially, yes. We’re always looking for great properties to add to our portfolio, and typically buy a few every year. If you’re interested in selling your home, please email [email protected].

What if I’m not happy and want to stop working with you?
  • Whenever we manage a property, we sign a one- to three-year contract with the owner. This gives us certainty that the investment we make up front to onboard your property – writing the marketing copy and house manual, listing on all the sites (Airbnb, VRBO, etc), training our staff – is worth it.
  • That said, if we fail to deliver upon any promises in our contract – like failing to send your owner statement at the end of each month – you of course are welcome to end your agreement early. In general, we try to ensure we’re only working with owners who we think we can serve well – and we try to go above and beyond to manage your property well.
How often should I expect to hear from you once we start working together?
  • Once you sign a contract for Blue Maple to manage your property, we’ll start doing the work to “onboard” your property – including advertising your rental online, doing any proactive maintenance, readying your property for guests (stocking cleaning supplies, buying extra towels and sheets), and staffing a reliable cleaner. If your property is already a rental, we can make this transition happen in as quickly as two weeks; new rentals typically take about four weeks.
  • Once your property is a live rental and accepting guests, you’ll hear from us every month with a breakdown of your property’s performance – and receive an ACH or wire transfer with the profit (rental income minus any expenses) your property generated for the previous month.
  • A few times throughout the year, we’ll also proactively reach out to schedule a 1-1 call to talk through what we’re seeing in the market more generally, discuss any questions or concerns you may have, and share any ideas we have for high ROI improvements that could be made to your property that could generate even more rental income.
How often will I receive my property’s rental income?

By the 30th of the month, for the previous month’s net rental income. For example, you would receive the net rental income from June by July 30th.

I’ve heard I need to register my rental property and pay sales taxes. Can you handle that for me?
  • Yes! We will take care of ensuring your property is registered with the county and/or town, and collect sales tax and remit it to the town/county/state where needed. Nearly all jurisdictions in WV and VA require that we obtain a rental permit and/or remit sales tax.
  • These costs will be outlined in your monthly owner statement. While the rental permit will be a property expense (that will be deducted from your monthly net income statement), the sales tax is paid by the guest and will not reduce your rental income. The typical rental permit cost is low, $50-200 per year.
I don’t want to rent my cabin, but I’d like help doing some maintenance or renovation work. Can you help?

Yes! While we primarily manage rental cabins for other owners, we also do maintenance and renovation work for owners who are not interested in renting their cabins.

I’m thinking of selling my cabin in the next year or two. Should I rent it in the meantime?

Yes! Establishing your property as a turn-key rental (with 1-2 years of rental history) is one of the best things you can do to increase your property value. In our experience, properties with a consistent rental history sell for at least 15% higher than similar properties without a rental history.
