Frequently Asked Questions.

Where do you manage properties?
In West Virginia: Berkeley Springs, Hedgesville, Harpers Ferry, Lost River, Wardensville, Terra Alta, Davis, and Canaan Valley. In Virginia: the Shenandoah Valley from Winchester down to Staunton, including Front Royal, Luray, Rileyville, Woodstock, Basye and Bryce Resort, Mount Jackson, McGaheysville and Massanutten, and Wintergreen Resort. We manage properties both east and west of Shenandoah National Park, our teams can travel within a large radius, and we are confident managing rentals just about anywhere in WV or VA.
Do you only manage rental cabins, or other types of properties too?
We manage vacation rentals in small towns across Virginia and West Virginia. Most are rental cabins, but we also manage cottages and houses, tiny homes, and glamping domes and yurts.
I already use another property manager and have future reservations. What happens if we switch?
We have transitioned many properties from other managers and coordinate directly with them to make the hand-off seamless. Previous bookings are often mispriced, especially in summer and around holidays, so where it makes sense we can cancel and rebook at higher rates. We transition any or all existing reservations while keeping the guest experience strong.
What are your fees?
We charge 25% of rental revenue; the typical market range is 20 to 35%. Guests separately pay cleaning fees, booking fees, and sales taxes, and we do not charge our management fee on those items. Your monthly owner statement explicitly details management fees and any repair or maintenance expenses.
We don't own a cabin yet, but we're looking. Can you help me buy one?
Yes. We know quality Realtors in each of our markets and make introductions at no cost to you. Once you are under contract, we can help design and furnish your future rental.
You said you own rental properties. Are you interested in buying my cabin?
Potentially. We purchase several properties each year and are always open to acquisitions. If you are interested in selling, email us at [email protected].
What if I'm not happy and want to stop working with you?
Our contracts typically run 1 to 3 years, which gives us certainty on the investment we make upfront in onboarding your home. If we fail to deliver on the promises in the contract, for example your monthly statements, you can terminate early. We only want to work with owners we can serve well.
How often should I expect to hear from you once we start working together?
During onboarding, we advertise your listing, handle proactive maintenance, get the home guest-ready, and staff reliable cleaners: about 2 weeks for existing rentals and around 4 weeks for new ones. After launch, you get a monthly performance breakdown with your net income by ACH or wire, and we proactively schedule a 1-on-1 call every quarter to talk market trends, any concerns, and high-ROI improvement ideas.
How often will I receive my property's rental income?
By the 30th of each month for the previous month's net rental income. For example, June's income arrives by July 30th.
I've heard I need to register my rental property and pay sales taxes. Can you handle that?
Yes. We make sure your property is registered with the county or town and that sales tax is collected and remitted wherever required. Nearly all WV and VA jurisdictions require rental permits and/or sales tax collection. Permits typically cost $50 to $200 a year and are deducted from your monthly income; sales tax is paid by guests and does not reduce your rental income.
I don't want to rent my cabin, but I'd like help with maintenance or renovation work. Can you help?
Yes. Beyond rental management, we provide maintenance and renovation services for non-rental properties too.
I'm thinking of selling my cabin in the next year or two. Should I rent it in the meantime?
Yes. Establishing a turn-key rental with 1 to 2 years of rental history increases your property's value by at least 15% compared to similar properties without one.
